
In a competitive real estate market, seeing a project before it is built has become essential. We sat down with Rafael Aponte of Rio Blanco Capital to talk about how Orbis helped elevate their project presentations through lifelike renderings and virtual tours — and why visualization has become part of their strategy from the outset.
Juan Luque (Orbis): Rafael, could you introduce yourself and tell us a bit about Rio Blanco Capital?
Rafael Aponte: Of course. I work for Rio Blanco Capital, a private equity firm based in Puerto Rico, active in both commercial and residential real estate. We're finishing one residential development and are halfway through our second.
Juan Luque: What sets your company apart?
Rafael Aponte: A focused, case-by-case approach. We specialize in high-end, luxury residential developments, which distinguishes us from competitors who target a broader market.
Juan Luque: What was your approach to visualization before working with us?
Rafael Aponte: We used PowerPoint presentations and basic architectural renderings from our architects. What we really wanted was a more lifelike experience — and that's what Orbis delivered with high-quality renderings.
Juan Luque: What first drew you to us?
Rafael Aponte: We needed extra capacity. As our projects grew, handling everything in-house became difficult. Partnering with your team made a real difference in managing sales and completing our buildings.
Juan Luque: What improvements have you noticed since?
Rafael Aponte: Orbis took our presentations to another level. The virtual tour you created for an upcoming development let us showcase the entire property remotely — it improved communication with buyers and investors considerably.
Juan Luque: Where have you seen the most improvement?
Rafael Aponte: Our first project sold quickly on timing and low market availability. Now, in a more challenging market, the quality of the renderings is what helps us stand out.
Juan Luque: Visualization is sometimes seen as expensive. Has it been worth the investment?
Rafael Aponte: Definitely. We had a clear purpose and budget, and it fit perfectly. The renderings helped us and our buyers understand the final product before construction even began — that's invaluable.
Juan Luque: Would you recommend us, and for what kind of work?
Rafael Aponte: Absolutely — especially for hospitality projects, where presenting detailed renderings to investors is crucial. We'll be using Orbis for our future projects in that space.
Juan Luque: Your number one piece of advice for others in Caribbean development?
Rafael Aponte: Have a solid set of plans, and consult experts like Orbis early — they bring strong ideas to the table.
